
Lots of people assume that buying something brand new means you can skip the inspection. After all, the home is going to be under warranty, right? If the past fews years have taught us anything, it's the importance of inspecting anything you buy! Especially a brand new home.
Typically when you buy a home that's brand new construction, you'll do two inspections. The first is right before the drywall goes in. This way, the inspectors can see everything going on inside the structure of the home (plumbing, electrical, framing, etc.). When builders have large scale projects going on, like putting up an entire neighborhood in just a few months, little things can go unnoticed and fall through the cracks. That's why it's important to hire your own inspector to make sure your house is on the up and up. After all, builders and construction workers are only human, just like the rest of us! Once the walls are closed up, it's a lot more difficult to notice little errors, let alone correct them!
The next inspection you'll do is about a week or so before closing. This will be more or less similar to a typical home inspection that you'd do on a resale home. The inspectors will make sure all the final details and in place and done correctly. You'll also get a chance (just like with the first inspection) to have the builder correct anything that's not the way it's supposed to be. That way, when you come for your final walkthrough, you know to expect perfection in your brand new home!
In general, having a buyer's agent represent you in your purchase of a new build is a huge benefit.
