Hey everyone! Happy March! Can you believe we’re already two months into 2026?


When you're a real estate agent, people love to talk to you about the market. Lately, I’ve had so many conversations that start with, “Rachel, I keep reading that the market is stalling,” or “I heard home prices are falling.” Well, I have some news for you: here at home, our market is acting exactly like the "little engine that could"—it is chugging right along, and the activity is definitely picking up steam!


Let’s look at the numbers for February: The average home price this past month was $476,592. While this is a small shift from last month’s $473,145 and a bit lower than this time last year ($485,992), don't let the headlines fool you. We aren't looking at a "crash"—we are looking at a market that is finding its footing. We're seeing realistic, sustainable movement, not the wild roller-coaster swings of the past.


Things are moving slower than they were in January! Homes took an average of 65 days to sell this past month. That’s just a hair longer than the 62 days we saw in January and the 60 days we saw in February 2025. It’s a great reminder that even with more activity, buyers are still taking their time to find the right fit. It’s a balanced environment where you don’t have to feel rushed, but you do need to be ready to act when you find the one.


The big takeaway? Sales are up! We had 984 single-family homes sold this past month, which is a fantastic jump from the 813 we saw in January! It’s not surprising that we’re seeing this uptick—as the weather gets nicer and we head toward spring, more buyers are stepping off the sidelines. While we had a slightly higher number of sales this time last year (1,039), the strong growth from January to February shows that our local market is officially waking up for the year.
