Happy New Year, Tucson! We are kicking off 2026 with some very interesting movement in our local housing market. After the usual holiday lull, January has brought a fresh set of numbers that give us a great glimpse into what the spring season might look like. Whether you are planning to list your home or you're just keeping an eye on your neighborhood's value, here is the latest breakdown of what happened in the world of single-family homes last month.


When it comes to home values, the average sales price for a single-family home in Tucson reached $476,246 this January. This is a nice step up from the December 2025 average of $435,455, showing that the year is starting off with some strong upward momentum. However, when we look back at this same time last year, prices have actually softened a bit; in January 2025, the average price was notably higher at $492,578. It’s a reminder that while we are seeing a monthly climb, the market is finding a new balance compared to a year ago.


If you’re wondering how long it’s taking to get those "Sold" signs up, the average days on market (DOM) for January was 62 days. This shows things have slowed down a bit compared to the end of last year, as December 2025 saw an average of 40 days. It’s also just a tiny bit slower than January 2025, which had an average DOM of 60 days. Buyers seem to be taking a little more time to breathe and weigh their options right now, which is pretty typical for the start of the year.


In terms of overall activity, we saw a total of 795 single-family homes cross the finish line and sell in January. This is a dip from the 1,144 sales we saw in December 2025, which isn’t surprising given that January often reflects the quieter contract activity from the late holiday weeks. We are also seeing a bit less volume than last year, as there were 871 homes sold in January 2025. While the pace is a bit more measured, there is still plenty of movement across all price points, from our low of $39,750 to a high-end luxury sale of $4,200,000.


Overall, the Tucson market is starting the year on solid ground. While the total number of sales and average prices are a bit lower than the start of last year, the monthly increase in price from December suggests that demand is still very much alive as we head toward the spring. It’s a balanced environment where buyers have a bit more time to choose, and sellers are still seeing strong value for their homes.
