March Market Stats

Hey everyone, I hope you’re enjoying the beautiful spring weather! If you've been feeling like there’s a little more "buzz" in the air lately, you aren't imagining it—the real estate market definitely woke up in a big way this March. People love to ask me if the market is actually moving, and the numbers from March are a resounding "Yes!" Let's take a look at what happened as we moved from the winter chill into the spring bloom.


The average home price this past March hit $504,047, which means we officially crossed the half-million mark! This is a nice jump from February’s average of $476,453, and it’s even higher than the $485,052 we saw this time last year. While the market naturally has its fluctuations, the trend here continues to be one of steady, reliable growth.


We also saw a massive spring surge in sales activity, with 1,238 single-family homes closing in March. That is a significant increase from the 1,020 homes that sold in February. It is clear that buyers were eager to get those deals done and settled before the summer rush begins, and even though we saw 1,282 sales in March 2025, the growth we are seeing month-over-month shows that our local market is officially in high gear.


As for the pace of the market, homes took an average of 61 days to sell this past month. This is moving a little faster than in February, when the average was 66 days, and it brings us almost exactly back to the healthy rhythm we saw last March at 60 days. It is a great, balanced environment where buyers have a moment to breathe and make their move, but sellers are still seeing very consistent interest.


Overall, March was a fantastic example of our local "little engine that could." We saw sales volume pick up significantly as we headed into spring, and home values are holding strong, actually outpacing where we were this time last year.
