May Market Stats

May in Tucson: the snowbirds are gone, the sun is fierce, and the housing market is still going strong (and sweating). While some people were trading out boots for sandals, others were trading up for a new address — and here’s how it all shook out.


The average sales price for single-family homes in May 2025 was $489,385. That’s a slight increase from $485,374 in April 2025, and a healthy bump from $475,879 in May 2024. In other words, prices are still creeping up like a roadrunner sneaking past a snoozing coyote. Whether you're buying or selling, the value of a Tucson home continues to hold its ground.


The average days on market (DOM) for May was 52 days, which is slightly down from April’s 55 days, but up from 44 days in May 2024. That tells us buyers are moving a bit faster this month than last — maybe it’s the heat making everyone extra decisive, or maybe folks just really love a good ceiling fan.


In terms of how many homes actually sold, 1,272 homes closed in May 2025. That’s almost identical to April’s 1,279 — basically flat — but a small dip from 1,331 homes sold in May 2024. Still, the market’s holding steady, and Tucson continues to be a hot spot — both literally and economically.


Finally, sellers were pretty happy too: homes sold for an average of 98.36% of their list price, which is almost the same as 98.32% in April, and just a hair below 98.79% last year. Bottom line? Homes are still selling close to asking — no major discount rack here.
